Hysan Place [3] is a mixed-use retail and office tower located in the heart of Hong Kong’s prime shopping mecca, Causeway Bay. The tower was designed by Kohn Pedersen Fox [5] and it features 17 floors of retail space topped off with office space. Many of the floors and spaces were configured to be flexible to provide more office or retail space as needed. The tower features a number of cut outs that have been designed as open-air sky gardens that are accessible by the public and employees. These sky gardens provide greenery as well as access to air, which creates natural ventilation throughout the rest of the tower.

Kohn Pedersen Fox [5] designed the tower for energy efficiency by providing access to daylighting throughout the building. They also sought to reduce operational CO2 emissions and create a suitable and healthy working environment. The project is the first to receive LEED Platinum CS pre-certification [7] in the city, which is an indication of the project’s sustainable design. With this pre-certification, Hysan Development Company Limited is able to advertise the planned sustainable features to potential renters and clients. No word has been given on whether the project will actually pursue LEED certification or not.

“Consistent with Hysan’s longstanding reputation for delivering pioneering developments, and guided by the late Chairman Peter Lee, our aim was to design a building that was not only progressive in terms of its sustainable specifications, but one that would remain competitive for many years to come through planning flexibility,” said [8] Robert Whitlock, KPF Design Principal. “We are confident that the design and architecture of the building will lend itself to be commercially successful, in addition to being environmentally responsible.”
