BFCpocket’s Entry for AdAPT NYC Combines Loft Living With Multiple Roof Terraces

London-based Pocket Living [2] teamed with BFC Partners for an innovative collaboration to create a livable micro apartment plan [3] for Bloomberg’s adAPT NYC competition. Already well versed in designing small spaces for London, BFCpocket designed a colorful and airy tower that put emphasis on social living. One of five finalists [4], the ten story building would include 75 micro apartments in two sizes centered around an active street level plaza that would attract residents and locals.

With five micro apartment [6] projects under their belt in London, Pocket sought to translate their knowledge to the urban grid of Kips Bay, Manhattan. The proposed complex would be made up of two volumes, a wider base topped with a smaller block of units. This stacking would create two levels of common roof top terraces at the sixth and tenth floors, maximizing private outdoor space for residents. Planted with trees, the terraces could be used for socializing, sunning, throwing parties and eating meals.

BFCpocket’s proposal is made up of two kinds of mini apartments [7] for one and two occupants. Studios at 240 square feet would be joined by larger 350 square foot units with an optional mezzanine sleeping loft. Floor to ceiling glass curtains would ensure plenty of daylighting throughout each unit and some units would have private balconies for additional space.

Bold hues in interior walls would be seen from the street, creating an exciting patchwork of color. The complex’s ground level would serve as a social hub, including bars, restaurants and retail facilities surrounded by green space. With the building’s social function in mind, BFCpocket created a project that puts emphasis on community to ensure a sustainable future.
