The Bluff House was completed in 2012 and is a vacation house with amenities that make it comfortable year-round. Located at the end of a new subdivision in Montauk on a flag-shaped parcel, the home is appropriately positioned to take in the sights of the Block Island Sound. As with all Robert Young projects, sustainability and energy efficiency were high priorities with this home. Orientation, daylighting, optimum thermal envelope, efficient systems and more were all worked into the project.
Surrounded by woods, wetlands and water, the Bluff House seeks to take in all of its picturesque surroundings. Window placement was optimized for daylighting and passive strategies, as well as to frame views. The house also acts as a lens to magnify those sights and mark the subtle changes in the environment throughout the day and the seasons. While the home does not achieve Passive House certification, many of these design strategies were implemented to achieve an energy-efficient result.
