The Gowanus Canal may be a Superfund site, but that hasn’t kept the surrounding neighborhood from having somewhat of a renaissance over the last few years. New apartment buildings, restaurants, and galleries continue to pop up, and just this week, the new condo building Third + Bond, located just a block from the canal, became the first building in Brooklyn to receive LEED-Platinum certification. Designed by Rogers Marvel Architects, the building boasts locally sourced materials, double pane windows, FSC certified woods, and more.
Third + Bond has three styles of living arrangement. The single dwelling unit comes with its own Energy Star washer/dryer installed, and enough space to separate the kitchen and bathroom distinctly from the living room. There are two different types of floor plans for the single unit, both equally appealing and spacious. The first and second floors also provide L – shaped studios for easy access for those who prefer a more personal entrance. All apartments use low-VOC paints, and have control of their energy-efficient heating and cooling systems. Plus, the high-efficiency lighting includes automatic dimmers.
The penthouse duplexes on the above floors offer 1,000 square feet of space, including 1 bedroom and 2 full baths – one being upstairs and another by the entry for guests. All water fixtures are low flow, and the toilets are dual flush. Each also offers magnificent views of Brooklyn from a private terrace that adds a couple hundred extra square feet.
Finally, the garden duplexes are around 2,000 square feet with an additional 500 feet of space in the rear yard – very impressive to say the least. There are three huge bedrooms with three full bathrooms, and an extra recreation room. The bedrooms are located in the back lower levels. The upstairs is designated as a kitchen and dining area, with a living room by a large terrace.
