Avant Garage is an urban infill project in the Fishtown Proper neighborhood that consists of four three-story townhomes. Each home has 2,100 square feet of floor space with a two-car in-line garage, a small backyard, three bedrooms, two baths, and access to a large shared green rooftop deck. Located just three blocks from the train, 1.5 blocks to the bus station and just a few blocks from other amenities, people living in these homes shouldn’t even need a car. Instead, the garage can be used to store your collection of bicycles, used as a studio, act as a roller skating rink or maybe even a man cave.
The entire project is seeking LEED Platinum certification with the help of the project’s location. In addition, the homes feature a number of energy efficiency strategies like extreme envelope sealing to minimize energy losses, densely packed cellulose insulation amounting to R44 walls and an R68 roof and triple-paned windows. Heat Recovery Ventilators are combined with air-to-air heat pumps for energy efficient heating and cooling. Standard finishes include bamboo flooring, low-VOC paints, low-flow faucets and showerheads, and more. Rainwater is harvested into barrels for use in the gardens and all landscaping is permeable. Three out of the four units are already sold and Unit 3 is still available. Better jump on this before it’s gone.

The firm’s latest project is Avant Garage, a development of four townhouses in Fishtown Proper right behind Palmer Park.
