Individuality and the relationship between public and private space are the key design concepts of DCPP Arquitectos’ new Sky Condos concept for Lima, Peru. This 20-story, 12,223 square-meter luxury residential tower is pushing the limits of what is considered a traditional residential tower by incorporating large exterior spaces that blend public and private boundaries. But in an effort to create more luxury housing in the City of Lima, are the designers and developers forgetting to look at the environmental implications of their building?

The 20-story building will rise high above the city with wonderful views of a local golf course. A profile view reveals a dozen concrete-formed diving boards protruding from the façade. A closer look at the rendering shows that these are private pools, and that some of the exterior patios provide green or gardening space for the residences. Other luxury projects, such as the Marina Bay Sands and the proposed Bandra Ohm Residential Tower incorporate similar modern design aesthetics in a way to push the boundaries of private and public space.

Though Mexico-based architects DCPP Arquitectos claim that the orientation of the building provides for “natural ventilation and daylighting in all the spaces without sacrificing the privacy inside the apartments,” this seems to be the only prevalent sustainable design consideration.The renderings even seem to show the window wall of the apartments as being south-facing.

It is in these less-publicized development projects that I wonder if it should be a global mandate to involve green-building or environmental consultants in all new large-scale projects. Perhaps the newly formed Peru Green Building Council should highlight their presence with this new luxury project.
