Belzberg’s offices are a great way to show off smart green design to its clients and the LEED Gold rating helps back up its claims. The roof is topped off with drought tolerant California native plants that are irrigated with a super water efficient drip irrigation system. The office achieved a 31% energy savings (compared to standards) with intelligent design, efficient systems and natural daylighting. A photovoltaic system on the roof and west facade produces 12.5% of the building’s annual energy demand, and the firms further show their commitment to green energy by buying 70% of their annual power through carbon offset green tags.

In addition, rainwater is collected and infiltrated through permeable paving materials and treated before being returned to the aquifer. The office is located close to public transit, offers bike storage and shower facilities, and priority parking for alternative vehicles and carpools. Almost 85% of the construction waste was recycled, while 30% of the new materials were made with recycled content. Since its completion in 2009, the office building has been awarded the Los Angeles Business Council Architecture Award for Commercial Buildings, the Green Dot Award in 2009, the Interior Design Magazine – Best of the Year Award in 2009, and the Architectural Foundation of Los Angeles (AFLA) Design/Green Honor Award.
