A neglected bungalow in Vancouver's historic Dunbar-Southlands neighborhood was recently replaced with the Southlands Residence, a modern home that takes full advantage of its lush surroundings. Located on a irregular lot with a natural stream running right through the middle of it, the new home rests on the foundation of the former residence. Designed by DIALOG, the two-story home deftly straddles the urban oasis and elevates its status to a natural wonder all while enjoying a close connection from inside the home.

The heavily vegetated corner site is cut in half by a year-round freshwater stream that flows through a lush rocky basin. DIALOG‘s Vancouver office designed the new home to take advantage of the previous home’s original footings and columns, but improved the design to take better advantage of the stunning natural wonder. The two-story home is built from concrete, glass and wood with ample outdoor living space that expands into the riparian zone. The main floor features a bedroom, an ensuite bathroom, living room, kitchen, dining room, and a powder room, while the upstairs has the living room, a spa bathroom, the laundry room and garden storage.

Glass walls slide open to connect with the surrounding environment and fresh breezes. The home enjoys a plentiful supply of natural illumination with the help of large skylights that let light pour in from above to make the home feel even more spacious and bright. Concrete floors with radiant floor heating provide thermal mass and energy efficient climate control. Outdoor landscaping is filled with bamboo, rhododendrons, and Japanese maples along with other strategies to preserve and protect the natural stream.
