That's what residents of The Durst Organization’s new EŌS green luxury tower at 100 W. 31st St will be able to enjoy, along with sweeping city views, a rooftop recreation level, a pool and many other eco-minded amenities. In addition to its residential program, the 47-story mixed-use complex also houses 200,000 square feet of commercial and office space including Nike's new NYC corporate headquarters.
Designed by leading sustainable architecture firm COOKFOX, EŌS brings over 550,000 square feet of co-mingled residential, office and retail space to the NoMad area of Manhattan.
The tower’s 375 apartments boast floor-to-ceiling windows with views of the Empire State Building, One World Trade Center, and other famous landmarks. 75 of the units (16 studios, 49 one-bedroom apartments and 10 two-bedroom apartments) have been set aside as affordable housing for applicants with annual salaries between $20,743 and $43,150.
The kitchens are decked out with high-end custom Italian cabinetry, quartz countertops, Liebherr refrigerators, Bertazzoni natural-gas cooktops, Blomberg dishwashers and staggered pencil-tile and glass backsplashes.
Residents can enjoy access to the in-house Nike gym, which features a training area, a spin studio, half-court basketball and a pool.
When they’re not hitting the gym or pool, tenants can take advantage of the building’s roof-level recreation floor featuring a roof terrace with outdoor dining areas, a game room, a library, a media room, a dining room with pantry and even a golf simulator.
In addition to its many unique amenities, the EŌS was designed with a host of sustainable considerations. Each residence has its own hybrid heat pump system, solar eco-veil roller shades, Energy Star-rated appliances and optional green cleaning services. The building also employs rainwater conservation and reuse systems, occupancy sensors for lighting in communal spaces and high-efficiency mechanical systems. Eco-conscious materials such as FSC-certified wood, lumber and MDF, Greenguard Gold‐certified insulation, and Portland Cement Replacement were also used throughout the tower.
Leasing for the EŌS began earlier this month, with studios available starting at $3,800, 1-bedrooms from $4,500 and 2-bedrooms starting at $6,300. 1,230-square-foot 2-bedroom residences with den/home office are also available starting at $10,000.
