The Peconic Bay House is a RES4 prefab home with a master suite, living, kitchen and dining room upstairs with two guest rooms, bathroom, a media/study and the entrance on the ground floor. At only 2,364 sq. ft., the compact home takes up little space on the site and makes use of “saddlebags” or side modules to provide circulation and extra space for the house. Built by Simplex Industries, the modular house incorporates advanced framing techniques and minimizes framing waste.

Sited to minimize its impact on the environment, the home features permeable paving and drought tolerant plants encourage ground water infiltration and help protect the nearby bay. The two-story prefab makes use of energy efficient windows and low-E glazing, Energy Star appliances, and a forced-air geothermal unit on an open loop system. Up on the roof is a 9 kW solar system that has nearly eliminated electric bills. The home also features cedar siding, cement board panels, ipe wood decking and bamboo flooring.
