Affordable Artist Housing Helps Revitialize CA Town

In the desert town of Lancaster in Southern California, the city center had all but withered away until a group of developers set plans to revitalize the area. The first project is a set of 21 <a href="http://inhabitat.com/2010/10/01/artist-in-residence-studio-made-from-shipping-containers/" target="_blank">live/work studios</a> for artists that includes a resident-run art gallery. Arbor Lofts, designed by LA-based <a href="http://www.pslarchitects.com/" target="_blank">PSL Architects</a>, is an <a href="http://inhabitat.com/2010/09/10/tiny-london-lot-transformed-into-amazing-green-residence/" target="_blank">affordable</a> and energy-efficient housing project for the "creative class" that hopes to spur economic development by making the site a destination -- a center of activity and a source of locally-produced artwork.

Located in downtown Lancaster, CA, the Arbor Lofts is an affordable housing development designed specifically for artists.

The project is part of the city's plan for the redevelopment of the downtown area in hopes of revitalizing and driving economic growth in a more sustainable manner.

The urban infill project was designed by LA-based PSL architects and includes 21 live/work artist studios.

The hope for the project is that it will draw people into the downtown area for cultural events.

The bottom floor on the streetfront contains a tenant/artist-run gallery, where 10% of proceeds from sales of artwork will go to the gallery to help fund future shows.

The gallery and courtyard space can also be rented out for special events to generate funds for the development.

All 21 of the apartments feature a work space, 4 rooms, kitchen and dining areas, 2 bathrooms, and a balcony.

Energy-efficient design played a large role in the project's development - the building exceeds California Title 24 Energy Code requirements by 20% and the lighting system exceeds the requirements by 24%.

Low-flow water fixtures reduce water use by 20% and an efficient mechanical and ventilation system ensure good indoor air quality.

The ground level features resident parking, a courtyard, and the resident/artist run gallery space.

The second and third floor include 11 two-story apartment buildings.

The fourth and fifth floor feature 10 more live/work apartments.

Arbor Lofts is the first part of a large redevelopment project of the downtown Lancaster area.
