Manhattan Beach Mixed Use Project Boasts Green Roof Big Enough For Lawn Sports

<a href="http://inhabitat.com/category/green-roof">Green roofs</a> are pretty common these days, but you don't often see one that is large enough to play lawn sports on. The W-V Mixed Use project combines three residences, underground parking and a commercial space on busy Manhattan Beach Boulevard. An incredibly unique project designed by Beverly Hills-based <a href="http://www.poondesign.com/" target="_blank">Poon Design</a>, the mixed use residential commercial building also includes a variety of recycled materials, local materials brought in from no more than 500 miles away, and integrated noise control strategies to ensure the happiness of the future home onwers.

Poon Design took a slightly unconventional approach when designing the <a href="http://inhabitat.com/tag/mixed-use-project">mixed use project</a>.

Rather than lining up all three condos evenly giving equal street frontage, Poon slid each condo to create varied porch and deck spaces.

The residences vary in size between 1,500 and 2,000 sq ft with a commercial space of 1,100 sq ft on the street level.

Underground and street level covered space provide off street parking.

Because the condos are staggered, each residence enjoys its own private lawn and deck space - one residence enjoys a large wraparound rooftop lawn big enough for croquet, bocce and maybe even badminton.

The middle residence enjoys a single lawn on one side and the condo on the other end has two lawns on either side.

These living lawns were the first <a href="http://inhabitat.com/category/green-roof">green roofs</a> in the South Bay area and are engineered to support a full 18 inches of soil to sustain a yard, garden, shrubs, berms, and even small trees.

The living roof lawns reflect the beach culture, love of recreation, views and sun.

Scattering the residences incorporates more <a href="http://inhabitat.com/tag/natural-daylight">natural daylight</a> into each home.
