The cost of the two-story, two-bedroom Model 984 starts at $109,000 including delivery anywhere in the US or Canada. SMPLy Mod will also work with your design to install radiant floor heating, solar systems, alternative insulation or any other finishes you want.

The prefab home builder designed, fabricated and installed the two story house in just 9 weeks this past fall. Located on a derelict subdivision lot, the home was built on a concrete pier foundation system to minimize site disturbance and avoid potential bedrock issues. The simple design features a kitchen, dining, living room and utility closet on the ground floor, with two bedrooms, and a bathroom on the first floor. Each module has a footprint of 492 square feet, which adds up to 984 square feet for the whole house. The cost to design and build the house came out to just $135,000, which works out to $137 per square foot (land was on top of this).

The floor, wall, roof and window insulation values are all above building code standards and the home features engineered bamboo click flooring. The SMPLy Mod homes come with other standard finishes, but it can be upgraded to more eco-friendly options for a price.
