This modular prefab home was fabricated and installed in British Colombia in the span of only 9 weeks! <a href="http://www.smplarchitecture.com/" target="_blank">SMPLy Mod Prefab Homes</a>' first prototype is a simple two bedroom, one bathroom house with two levels that cost less than $140 per sq foot. The house features a small but efficient floor plan, a tight and high-performing envelope, and engineered bamboo floors. Over the fall, the prefab home builder designed, fabricated and installed the <a href="http://tinyhouseblog.com/pre-fab/smply-mod-modern-modular-home/" target="_blank">two story house</a> in just 9 weeks.

Located on a derelict subdivision lot, the home was built on to concrete pier foundation system to minimize site disturbance, and avoid potential bedrock issues.

The simple design features a kitchen, dining, living room and utility closet on the ground floor, with two bedrooms, and a bathroom on the first floor.

Each module has a footprint of 492 sq feet, which totals up to 984 for the whole house.

The cost of the land plus the cost to design and build the house came out to just $135,000, which works out to $137 per square foot.

The floor, wall, roof and window insulation values are all above building code standards and the home features engineered bamboo click flooring.
