Tiny living doesn’t necessarily have to mean cramped and uncomfortable. This East Village studio, spotted on 6sqft, makes up for its small living area with two amenities that almost never accompany a micro apartment: an airy sunroom AND a yard. Just a stone’s throw from Union Square, the unique space could have you sleeping beneath the stars without even leaving Manhattan.

The actual living space of the prewar apartment co-op at 228 East 13th Street is just 300 square feet, hardly a spacious pied-à-terre.

But with an eat-in kitchen and idyllic outdoor space, the small studio seems more like a sanctuary. The main living space, which would likely be used as the bedroom, may be small, but built-in shelves, glass doors, and cut outs that connect to the apartment’s other rooms make the room bright.

Although there’s no word how the sunroom is heated or cooled, the 12 x 12 foot space could be used for a bright- albeit unprivate- bedroom.

The sunroom opens onto not one but two small decks on either side of the space, as well as an even larger garden lined with a private wooden fence and lush greenery.

Exposed brick and ceiling beams throughout the entire apartment give an open, rustic vibe. High ceilings, ample cabinetry, a dishwasher, marble countertops, and space for a table make the kitchen an actual living space, unlike many New York kitchens.

For the price tag, under $500k, the unique studio is magnificently located, close to New York’s amenities and ample subway lines.
