New plans for a $20-million development in Staten Island include a proposed vineyard that would produce grapes for locally made wine, as well as a rooftop farm, beehives, and a farm-to-table restaurant. Nicotra Group bought the SI property in the Teleport business park on South Avenue earlier this year and has been hard at work developing a design for the new build. Construction is expected to begin next year on what promises to be a foodie haven for locavores looking to whet their whistles.

A spokeswoman for the Nicotra Group has revealed that the development will house a number of fun, sustainable businesses, including a not-for-profit Italian restaurant called Pienza Pizza, Pasta & Porchetta, which will source greens and honey from the building’s rooftop farm. The farm-to-table restaurant will donate proceeds to charity. Richard Nicotra, owner of the Nicotra Group, also plans to include indoor bocce ball courts and a wellness center.

The 240,000-square-foot building, to be named Corporate Commons 3, will sit on a nine-acre plot acquired by the real estate developer earlier this year for $3.6 million from the Port Authority. The building’s design phase is still ongoing, leading to next year’s groundbreaking. “We are getting bid numbers in now — it’s going to be the most expensive and expansive project we’ve undertaken,” Nicotra said in a statement. The developer already owns two buildings inside the Teleport and the Hilton Garden Inn.
