This stunning steel-framed modular housing system is set to debut next week at the Dwell on Design in Los Angeles. Designed by by Phoenix-based ASUL Adaptable Systems, the prefabricated modular construction system is projecting an amazing $100 per square foot in construction costs, and it even allows for customization that allows the homes to adapt to a wide range of sites.
ASUL’s prefab home system allows for easy customization, can be adapted to a wide range of sites, and can be constructed from easily acquired materials. Designing a new home consists of selecting the individual modules and arranging them in the desired configuration. There are 10 different room sizes and three different ceiling heights. Living rooms are designed as blank open rooms, while bedrooms, bathrooms and kitchens are pre-designed. Homeowners can choose from a selection of pre-designed homes or custom-design their own. Home prices start at $99 per square foot.
When the design is finalized, the steel framing and the rest of the parts are designed and cut for easy on-site installation. ASUL homes can easily be built above the ground, which minimizes their environmental impact upon the site and is useful for areas prone to flooding. ASUL offers homeowners three options for build out – You Build, Both Build or ASUL Build, which allows the homeowner to price out the design for the lowest cost. In the You Build scenario, ASUL provides the design documents and prefabricated materials. With the ASUL Build option, ASUL performs the build out and includes the mechanical, electrical, plumbing and finish materials. the $100/sf seems a bit misleading…as you read further, it appears that is for materials only, not the total cost. The materials in a home are never the big percentage, it\’s always the labor that increases the cost the most. A kit of parts is hardly prefab… sounds more like a remodel waiting to happen. Will be curious to see what the all-in cost really is.
Actually, the price of $100 per foot includes labor and materials. If you go to our website http://www.asul.us, it very clearly illustrates 5 different home models ranging from 900 to 4,000 square feet with prices ranging from $100 to $135 per square foot.
Since some seem perplexed that we are able to reach those numbers with a superior steel framing system, we have tried to be as transparent as possible, not misleading.
Regarding the comment of “a kit of parts is hardly prefab”, we differ as there are many different iterations of prefab. Our concept is a System allowing the client to custom design their home based on their site, lifestyle, and budget. It is precisely because of the “pre-fabrication” of the System and its materials that we are able to reach a price point that is significantly more affordable than our competitors.
I’m amazed. If all read on the ASUL website proves true, this is a great leap forward in quality, low cost, high design home building. The example homes are, in my opinion, not nearly as efficient as they could be…there seems to be a lot of excess space. That said, I could design a really livable 3 BR/2B home with this system that would be in the range of 1,100 to 1,200 SF. So, a great home for around $120,000 material and labor, plus foundation, site work, fees etc. Still an amazing feat.
Does the ‘kit’ have walls?
If I wanted a 24′ x 24′ structure 10′ height, but 12′ off the ground, how much extra would that be?
