The historic building at 3 East 28th Street in the NoMad district is getting a modern facelift thanks to local architect Morris Adjmi. The 12-story building, originally constructed in 1912, will undergo redevelopment to become a mixed-used complex featuring offices and retail space. NYC real estate investment firm Winter Properties has owned the building for more than 60 years, and is bringing in Adjmi to breathe new life into this landmark building between Madison and Fifth Avenues.
The renovation work on the building has already begun, and the project is quite expansive. The redevelopment will create a new storefront and lobby, as well as new elevators, restrooms, and many replacements to the building’s systems. The updated building will also feature bike storage and a private rooftop terrace. The design calls for office spaces to have high ceilings and an open floor plan, with a bit of an industrial feel. Adjmi’s concept aims to tie in the building’s historic features, while allowing modern touches to highlight the creative forces at work in the bustling NoMad district.
Upon completion of the redevelopment work, the building will house a multi-level retail space with 3,650 square feet on the ground floor and 1,470 square feet on the lower level. Winter envisions leasing to a high-end retail or restaurant tenant, with the 61,325-square-foot of office spaces on the above floors consumed mostly by creative and tech agencies.
