Although Dumbo’s residential projects primarily comprise converted loft space, the 3,049-square-foot DUMBO Townhouses are an entirely new project built from scratch to replace a one-story garage built in the 1950s. To match the scale and style of the surrounding industrial buildings, Alloy clad the townhouses in a series of tensile Ductal concrete panels and fins that mimic the fenestration of the neighboring structures. The muted colors and textures of the fiber-reinforced concrete panels, ipe wood entrance, and interference coated stainless steel base also complement the surrounding aesthetic.

Each of the five identical homes measures 18 feet in width with a total area of 3,500 square feet. The skinny units feature tall 20-foot-high ceilings and comprise four bedrooms, three bathrooms, private parking, a garden, and a roof terrace that overlooks the Manhattan skyline. Floor-to-ceiling windows and sliding glass doors fill the interior with natural light. All the townhouses were sold in 2013, with occupancy scheduled for early 2015.
