Perkin+Will recently unveiled a soaring concept tower that would bring sustainable high-rise living to East 37th Street. Recognized with a MIPIM Architectural Review Future Projects Award in the Tall Buildings category, the design envisions a vertical community in the heart of Midtown that would aim for LEED certification. The 700-foot-tall tower would be capped with a roof garden, and residents would also be able to enjoy a series of communal gardens throughout its 65 floors.
Perkins+Will’s East 37th Street Residential Tower would create flexible living spaces within a tiny footprint. By pushing the structural system to the exterior perimeter with a steel diagrid, Perkins+Will was able to enhance the spaciousness of each condominium. Without the need for corner columns, each floor plan can be not only open, but flexible for different residents’ needs.

Each unit throughout the 150,000-square-foot tower would be complemented by shared amenity spaces meant to encourage community and socializing between residents. Five open-air gardens would be staggered through the building along with other communal spaces at maximum four stories apart so that they are reachable from any unit. Other areas will include event rooms, a chef’s table, yoga studio, art room, gym, outdoor jacuzzi, outdoor cinema and more terraced gardens. The roof top will be the ultimate meeting space, combining an infinity pool and lush terrace garden with breathtaking views of New York City from every direction. Architectural screening will keep wind at bay, allowing residents to enjoy their birds-eye view.
